This unique property sits on its own promontory, the highest point in the Gers, giving all round stunning views to the Pyrenees and surrounding countryside. It is very private and secluded and has professionally landscaped gardens to the front and south and to the west is a wooded area with a natural pond and extends in all to about 2.3 hectares of land, which is easily maintained. The house has recently been extended and renovated to a very high standard and is well insulated and double glazed and together with the geothermal central heating makes it efficient to run even in the coldest weather, including the heated indoor swimming pool. Whilst being spacious it is manageable and equally suited for a holiday or permanent home. This is a truly delightful property which I have just visited in November and is even nicer in ‘the flesh'.
The first rule of a property description is to be informative without being verbose! I am going to break this rule in this case. The owners sent me the details a month ago and I have just been out to the Gers (November) to see this property and a few others. I absolutely loved it!! It has a very intimate feel to it and is very manageable even though it is quite large. The vendors have made a fantastic job of both renovating and extending it in character with the original and have made it into a really comfortable and cozy family home. Whilst it has no near neighbours, it is about five minutes from the medieval village of Bassoues and about 20 minutes from the lively centre of Marciac which is world famous for its jazz festival in the summer. The kitchen is a really good size with excellent appliances and fittings and this leads down to the dining hall and on to the salon. The outside spaces are perfect for entertaining either under cover or out in the open. The recently built pigeonnier at the side is an intimate space for entertaining and provides shelter and shade with a large glazed window looking to the north. The pool can be used the year round if wanted and the geo-thermal heating system is efficient and utilises the earth's natural heating system. All in all, this is a delightful property and I strongly recommend a viewing if you are looking in this lovely part of France. A perfect area to get away from it all!

Beautifully decorated, ideal for Chambre dHote. Has a large ensuite, and a separate private staircase leading down to the Pigeonnier and the gardens. Sewing room/bedroom. This room has a fitted worktop with plugs, storage and French doors overlooking the gardens.
From the internal courtyard, doors lead through to the Orangery / Fitness room 20m2 which includes a wet room and double glazed doors open through to the pool room. The heated pool is used throughout the year and bifold doors on two walls open onto the garden in summer.
